Stable situation on the office market in Łódź

According to the report published by Cresa Polska, “Occupier Economics. Office market in Łódź. 1st half of 2018”, the Łódź office real estate market in the first half of 2018 stays stable. The rents also remained at the same level, the call prices of which are from 9 to 14 EUR/m2 per month in the city centre or from 8 to 12 EUR/m2 per month outside the city centre.

The situation on the Łódź office real estate market is stable. The most attractive location for tenants is the area of New Centre of Łódź. The interest in the coworking offices is also rising – particularly among small enterprises and branches of Warsaw companies. Larger investors search for A-class office buildings, thanks to which it is easier to acquire highly-qualified employees. According to the report prepared by experts from Cresa Polska, the resources of a modern office space in Łódź increased by 11% YoY up to the level of 439,300 m2, and the total volume of office space leases in the first half of 2018 amounted to 27,800 m2. The vacancy rate at the end of the second quarter of 2018 amounted to 8.6% and was lower when compared with March this year by 1 pp, and higher by 2.6 pp in relation to the one in March 2017. The report includes also the investment delivered as the only one in the first six months of this year, that is, the office building called Transfer Multisort Elekronik (TME) with the surface area of 5,500 m2. It is anticipated that after the second half of the year, increases will be observed in relation to the increase in the number of buildings delivered.
