The construction of a new logistic centre near Górna district has begun

The construction of the Hillwood Łódź logistic centre, located at the intersection of Górna Route and Rzgowska Street, near the A1 motorway. The final surface of the warehouse park will extent to approximately 170 sq m. The first building of 75 sq m will be completed in November this year.

Hubert Michalak, president in Hillwood Polska Sp. z o.o., says “A perfect location is a strong advantage of the new warehouse park. Hillwood Łódź will ensure access to the S8 expressway and the A1 motorway. On one hand, driving time to the motorway takes an average of 10 minutes, but after the extension of the Górna Route [Aleja Władysława Bartoszewskiego] will become shorter. On the other hand, the proximity of the city centre will enable the employees to commute to work by public transport, and the tenants from the commercial, e-commerce, distribution and production sectors to find the fastest way to consumers”.

Due to the constant demand from local and international companies, the Łódź agglomeration and the Central Poland remain priority location for Hillwood. According to the Colliers’ figures, over the past year, in the Central Poland region, approximately 766,000 modern logistic and industrial facilities were completed, which represents 35% of facilities completed throughout the country, while the gross demand for new surfaces amounted to over 650,000 sq. m.

The great success of the warehouse market in the Central Poland is a result of consistent efforts of the city which, after the collapse of the traditional textile industry, made the logistics and transport sector one of the pillars of its economic development. This approach is confirmed in the 2020+ Łódź Integrated Development Strategy, successfully implemented for several years.

Michał Śmiechowicz, Vice-Director in the Business Development and International Relations Bureau of the City of Łódź Office, said: “Focusing our activities on the logistics sector is a conscientious and natural choice. As confirmed in the decisions of the main actors on the market, such features as central location, continuously developed transport infrastructure, competitive rental fees, and still large labour force guarantee success. We are happy that Hillwood - which confirmed by its decisions that, in spite of high demand in Central Poland, the prospects for further development of the warehouse market in Poland remain optimistic - is now one of them.

Hillwood cooperated with a Łodź-based company, Varitex, on the preparation of this investment. Bremer, a company with an extensive experience in the construction of warehouses in the whole country, is a general contractor of the new logistic centre.
