A characteristic feature of the office market in Łódź is a successful combination of modern office buildings with revitalised postindustrial facilities, historic palaces and tenement houses, which create the unique character of a modern city with rich industrial traditions. 

Łódź’s office space market is characterised by an intense development of new office investments and a high growth rate of the supply of new-built office buildings.

The current dynamic development of the office market in Łódź means increasing opening up and reacting to the needs of developers and office tenants. In 2020, the total office space in Łódź reached 548 000 sqm. The supply of new office space in Łódź remains relatively high, due to the great availability of plots for development and the growing interest among BPO/SSC companies in locating their operations in Łódź. 

The current development works relate mainly to newly-built office buildings and are some of the largest projects in Poland. Polish and international developers are increasingly more willing to invest in Łódź, which is reflected in the number of large facilities planned or realised by such developers as Skanska, Ghelamco, Echo Investment and HB Reavis.
